Pricing & Timing
The most reliable number comes from a comparative market analysis β looking at what similar homes near you have actually sold for recently, adjusted for condition, size, and features. Online estimate tools use public data and algorithms, which is a reasonable starting point but often misses what's actually happening on your street. The second peice of the puzzle, is to look at the current competition in your home's price range. The combination of this data can give you a pricing starting point.
Spring and early summer tend to bring the most buyer activity in our market, but the better question is whether it's the right time for you. Interest rates, your own timeline, and what's happening with inventory in your specific neighborhood all matter more than the calendar.

It varies by price point, condition, and neighborhood, but I can tell you what similar homes near you have taken to sell recently, along with current days-on-market data for your specific area. Pricing accurately from day one is the single biggest factor in how fast a home moves β overpriced listings almost always take longer and sell for less than if they'd been priced right from the start.
We look at why β price, condition, marketing, or timing are the usual culprits β and adjust. Sometimes that means a price change, sometimes it means addressing feedback from showings, and sometimes it just means waiting for a better window.

Preparing & Negotiating
Sometimes, but not always β and not every renovation pays you back at closing. Before you spend money, I'd rather walk through your home with you and tell you honestly which updates are likely to move your sale price and which ones buyers won't notice or pay for.
Repairs that affect safety, function, or a buyer's first impression β a leaking roof, a broken furnace, obvious water damage, peeling exterior paint β tend to matter most, because buyers (and their inspectors) will flag them and either walk or negotiate hard. Cosmetic wear that reads as "lived in" rather than "neglected" is usually not worth fixing before you list.

This varies by agent and by listing. I build staging recommendations into my marketing plan for each listing and can walk you through what's included and what, if anything, would be an out-of-pocket cost to you before we get started β no surprises.
The main ones are your agent's commission, excise tax (Washington charges a real estate excise tax on the sale price), title and escrow fees, and any negotiated repairs or credits to the buyer. Depending on your situation there may also be a prorated share of property taxes and HOA dues due at closing.
I give every seller a net proceeds estimate up front so there are no surprises at the closing table.
Yes, this is negotiated as a rent-back (sometimes called a post-closing occupancy agreement) as part of your purchase and sale agreement. It's common when a seller needs extra time to move or is timing their own purchase, and it can be negotiated as part of your offer terms.
When more than one offer comes in, I present all of them to you with a clear breakdown of price, terms, contingencies, and financing strength β not just the highest number.
